about the project

Our firm represents landowners who own about 120 dunams within the boundaries of the BY/MK/410/1 plan, referred to as "Sea Park". The plan is for the construction of a residential neighborhood, a hotel compound, and commercial areas. The plan covers about 580 dunams near the beach of Bat Yam, bordering Rishon LeZion. 

Under the approved plan, a new residential neighborhood will be established, which will have direct access to the beach. In the center of the neighborhood center, a funnel-shaped park will be built, facing the sea. According to the plans, 4,028 housing residential will be built, and four plots will be allocated for hotels. Many commercial and public areas will be built as well. Our firm represents the largest group of private landowners, with rights for over 1000 residential units. The landowners organized in the group are concentrated in buildings with partnership agreements, which grants them a significant advantage over non-organized landowners. The concentration of owners allows landowners to exercise their rights more quickly. Thus, development agreements have been entered into with some of the industry’s leading construction groups, including Electra, Shikun U-Binui, Azorim, and Zarfati Shimon Ltd. 

An organized group offers additional benefits, such as saving many expenses involved in obtaining the rights, facilitating a more professional level of monitoring the developments in the plan, and allowing the landowners to fight for issues of rights, taxes, and levies. Organizing in a group under partnership agreements also prevents the partnership dissolutions, which may jeopardize the landowners` rights.
