about the project

The plan includes 4,080 dunams in the southern area of the city of Holon's municipal jurisdiction and encompasses 37 blocks. This is a unique plan because it constitutes the largest undeveloped (= rehabilitated) land reserve in Holon. The plan is located in an attractive and popular area: north of it are the neighborhoods of Kiryat Sharet and Kiryat Pinchas Ayalon, on the east route No. 4, in the south the plan borders with the jurisdiction of the city of Rishon Lezion, and in the west is Highway 20 (Netivey Ayalon).

The plan designates land for 1,300 residential units in low-rise construction, alongside 12,400 housing units in condominium complexes (high density). The plan's central part allocates 175,000 sqm for public buildings and 930,000 sqm for employment that includes commerce and multi-purpose designations. The plan will also include a large park that will preserve a rich habitat for diverse and numerous wildlife.

The general outline plan was given effect. According to it, the plan was divided into "clusters." Each "cluster" will be developed individually as part of detailed plans with repartition tables.

The landowners will be assigned to specific plots only at the detailed planning stage.

In recent years, planning committees have enabled private landowners to organize in groups and obtain their rights in independent plots, and in full.

Joining the group carries many benefits, including the expedited and optimal realization of the rights, protection against the dissolution of the partnership, and significant savings in construction costs as well as levies and taxes.
